This sounds too good to be true — what's the catch?
There's no catch. You get full-service representation; the only difference is a lower fee. I keep my own costs low — a lean brokerage, no big team, and an efficient, mostly-digital process — and pass the savings on. I grow through referrals and repeat clients, not high commissions.
Is a 1% listing agent as good as a full-price agent?
Yes. You get full-service representation — pricing, photos, MLS listing & syndication, negotiation, and closing support. The difference is the fee, not the service.
How do I know you're a legitimate, licensed agent?
Verify me yourself — please do. Aaron Forsyth is a licensed real estate agent in North Carolina (#311613) and South Carolina (#114414) with Lantern Realty & Development, based in Huntersville, NC. You can confirm both licenses directly on the official state real estate commission websites, which I link to throughout the site. I'd rather you check than take my word for it.
What exactly does the 1% cover?
The 1% is my listing-side commission for the complete service: pricing, professional photos, MLS listing and syndication, showing coordination, negotiation, and contract-to-close management.
Are there any upfront costs?
No. There are no upfront fees — you pay the 1% listing fee only at closing, when your home actually sells. Professional photography is included at no extra cost.
What about the buyer's agent commission — what will I pay in total?
Your 1% covers the listing side. Separately, you may choose to offer a commission to the buyer's agent — that amount is negotiable and entirely your decision. I'll show you what's competitive in your market so you can weigh it against your bottom line. Either way, you control the buyer-side number and you save on the listing side.
How much will I actually save?
Commissions are always negotiable and vary by agent. Using a 3% listing fee purely as an illustrative comparison, a 1% fee would save 2% of your sale price on the listing side — for example, around $8,000 on a $400,000 home. Use the savings calculator to estimate your own number.
